RENTAL PROCESSING IN BENIN: Zero Tolerance for Dishonest Real Estate Agents
Real estate agents who demand a full month’s rent as a commission now face severe penalties. Beninese law formally prohibits this common but abusive practice.
According to regulations, an agent’s fees are strictly capped at 50% of one month’s rent. Exceeding this limit constitutes an offense. Furthermore, Article 57 of Law No. 2022-30 of December 20, 2022, also regulates other fees: the security deposit cannot exceed three months’ rent, and rental prices themselves remain regulated.
This legislation aims to protect tenants from speculation and abuse. The authorities are reminding landlords, agencies, and agents of the rules, while encouraging citizens to learn about their rights to avoid being exploited.
